The Gardens Apartments FAQ:
A lease is a basic agreement between you and the owner of the community. The lease is legally binding and enforceable through the legal system. If you choose to move out before the end of the lease terms, you could still be responsible to pay the remainder of the lease agreement or a termination fee of two months’ rent.
Generally a deposit will range from $250 for a 1bedroom/1bath; $350 for 2 bedroom/2.5 bath; $450 for a 4 bedroom/2.5 bath; or 1 month’s market rent. Deposits will be refunded after final inspections are completed with no damages to apartment.
No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. TCC doesn’t promote any specific insurance coverage company to use.
The Gardens Apartments offers 1, 2 and 4 bedroom apartments.
We are minutes from shopping at the Oaks Mall, as well as dining and entertainment options on Archer and Newberry Road.
Rent is due on the 1st of each month and considerered late after the 3rd. A late fee of $50 is due on the 4th, and $10.00/day every day thereafter.
Online rental payments through RentCafe and can be automatically set up once the resident has moved in and the set up codes have been supplied to the resident from the office staff.
Currently, we are offering 6-12 month leases. Anything under 12 months, will require an additional 20% increase from market rent.
We are pet friendly with no breed restrictions up to 80 lbs. The pet fee ranges from $250-$350, and pet rent ranges from $25-45. Both pet fee and pet rent are dependent upon the age and weight of your pet.
The Gardens Apartments has a courtesy officer that lives on site. However, it is the resident’s responsibility to lock up his/her personal belongings and vehicles.
We can do that! We will need to 1st inspect your current unit and you will need to pay a $350 transfer fee.
